Bay Harbour Marina Village Plan Amendment Meeting Featured

The Lee County Local Planning Agency is scheduled to hear the Bay Harbour Marina Village project developer Jack Mayher's second suggested Bay Harbour Marina Village DRMUWD Comprehensive Plan Amendment (CPA2017-00005) on Monday, March 26 at 8:30am in the County Administration East Building, 2201 Second St, Fort Myers, FL 33901, Room 118 (First Floor). Any concerned residence are suggested to attend.
The height of the condominium tower has been cut back 30 feet from 175 feet to 145 feet; about 15 units were changed to townhouse style housing along the canal; and the building moved 35 feet off Main Street, with a Free to the public "civic space" with tennis courts and other amenities. 
The townhouse housing will act as a residential buffer between Oak Street neighbors and the condominium tower.  A bike lane and some on-street parking was suggested for Main Street.
LPA's commissioners will be considering changing the property's land category to Destination Resort Mixed Use Water Dependent (DRMUWD). This use is already at play on the island: EbbTide was approved with this use, but it has not yet been built.
DRMUWD technically requires at minimum an 8-acre property. The Bay Harbour site is only 7.58, and the applicant proposes an amendment with the DRMUWD text to admit the decrease in acreage and an increase in density when the additional density is dedicated to workforce housing. Of the 113 residential units proposed, 38 are dedicated to workforce housing.
The Bay Harbour Marina Village project would place 113 residential units, 38 workforce units, a marina, a 500 plus space parking garage and other commercial space on a 7.58-acre piece of land, which now houses Southern Comfort Storage. It needs a comprehensive plan amendment and a rezoning approval to be built, two steps which the developer has requested are kept concurrent.
"It's the second time we've had a full staff recommendation," Mayher said. "I think that's pretty telling that it's the right thing for that property." Mayher also added, "The LPA and the HEX were buffaloed by people who cried wolf," he said. "The land use classification already exists on the island." 
The president of the Beach Area Civic Association, Charlie Whitehead, has opposed the creation of additional island density on Bay Harbour's property, stating,  "That adding more homes on a barrier island is a mistake." Whitehead said, "It's not a popularity contest, the LPA's job is to evaluate a project based on its consistency with the county's document. I think they're too smart to stack that much density in a hurricane evacuation zone."
